Terms & Conditions
Bookings & Payments
A non-refundable £100 holding deposit is required to reserve a stay. The balance will be due two months prior to your stay. If payment is not made in full eight weeks prior to arrival, we reserve the right to cancel the reservation. Bookings within eight weeks of the arrival date are payable in full. You must be at least 18 years old at time of booking.
Damage & loses
We do not take a damage deposit and trust that our guests will be honest enough to report any damages or breakage to us immediately during their stay. All losses and damages will be charged for in full.
Cancellations & changes
Payments are non-refundable unless we are able to re-let the property in which case we would refund you in full, less your £100 reservation deposit. If we have to cancel your stay due to unexpected circumstances, we will refund you for the total cost of your stay and offer you an alternative date.
Holiday Insurance
To minimise the cost and inconvenience of cancelled bookings, you are advised to take out holiday insurance. You may have to forfeit the full cost of your holiday in certain circumstances.
Cleaning
We expect the cottage to be left as clean and tidy on your departure as it was when you arrived. Any damages must be reported prior to departure and if the property is left dirty or in an inappropriate manner this may result in an additional cleaning charge.
Arrivals & Departures
The Arns Cottage will be ready for your arrival by 3pm on your arrival date and must be vacated no later than 10am on your departure date. Please lock the cottage when you leave and put the keys through the letterbox of the office next door.
Pets
We are sorry but we cannot accept any pets at The Arns Cottage.
Smoking
Smoking is strictly forbidden in The Arns Cottage.
Keys
Keys lost will be charged at £10 per key.
Use of Property
We are sorry but The Arns Cottage cannot accommodate more than 4 people during a stay.
Extreme Weather
We are unable to issue a refund in the event that you are unable to travel to the cottage due to heavy snowfall or other extreme weather conditions. We recommend you take out holiday insurance to cover for this eventuality. We will of course do our best to get you along our farm track, to and from the cottage in our four-wheel drive.
Accidents, injury and personal property
The owner has no liability to you for the death or personal injury to you or any member of your party. We suggest you take out travel insurance to cover you for personal injury during your stay. We are not responsible for any loss, damage or theft to your personal property during your stay.
Right of entry
We reserve the right to enter the property to inspect it or carry out necessary repairs or maintenance during your stay.
Right to evict
The owner reserves the right to evict guests without compensation in the case of anti-social behaviour, unreasonable breakages, if smoking restrictions are not observed or the accommodation is being misused.
Contract
The agreement is for the reservation period only and is not intended to create the relationship of landlord and tenant between the visitor and owner. The visitor shall not be entitled to a tenancy, or to any assured shorthold or assured tenancy or any statutory protection under the House Act 1988 or other statutory security of tenure now or upon termination of the agreement.
